Making a reservation signifies you have agreed to the policies stated below.


1.NO SMOKING ALLOWED INDOORS: Smoking allowed only on paved areas around the pool or on the driveway. No smoking in barn, corals, garden or wooded areas. Please carefully dispose of smoking materials in outdoor metal ash cans..

2. DEPOSIT / FEES: Deposit to hold the reservation is the cost of the first nights stay. Remainder of fees collected at time of Check -In. Any additional fees, meals, shopping service, etc. are due at check-out. Each guest room rented includes a corral for 1 horse self care. Two animals (horses or dogs) self care are included in a reservation for the cottage. Additional animals are charged $15/night, with the exception of service animals.

3. Friendly Dog, Cats and Horses ARE PERMITTED. The Villa has one service dog, a cat and 4 horses that reside on the property. Guest dogs or cats are allowed in cottage only (not in main house). All animals must show proof of current vaccinations. You must clean up after your animals and maintain control of them at all times. There are no fences to keep dogs or cats contained, only horse corrals. DOGS not allowed in swimming pool, hot tub, or gym. Be aware that the connecting Skyline to the Sea trail does not allow dogs.

4. HOT TUB, SWIMMING POOL: NO LIFEGUARD. You the guests accept and assume all risks involved in or related to the use of the hot tub, swimming pool, and any patio areas. Pool and hot tub covers remain closed until guest request to open .

5. CANCELLATION: Reservations cancelled more than 7 days prior to arrival will be fully refunded - cc charges, 3-7 days prior to arrival a $25 cancellation fee will be deducted. Reservations cancelled less than 72 hours will receive a RESERVATION CERTIFICATE . We simply apply your deposit to a vacation at another, more convenient, time. No refunds will be made for early departures although we are happy to give a credit for a future reservation to offset an early departure. Reservation Certificates that are paid for in low season can be booked in high season or any holiday period with a price adjustment.

6. YOUR LIABILITY: You agree to accept liability for any damages caused to the property (other than normal wear and usage) by you or your animals, including, but not limited to, landscaping, stains or scarring of floors or furnishings, misuse of appliances, and/or equipment. If damages do occur, you hereby agree to reimburse the Owners for costs incurred to repair/replace damaged items.

7. VACATE & FORFEITING: You and your guests will be required to vacate the premises and forfeit the rental fee if:
a) You or your pet/animal cause damage to the common areas, rooms or landscape.
b) Your pet/animal expresses aggressive behavior to any other animal or guest.
c) Acts or noise which interfere with the right to quiet enjoyment by other guests or residents.
